Marketing

We enhance your property's potential in order to get the greatest return of your investment while still delivering a deep spirit of neighborliness. We provide photo and video storytelling, and we market your property on a host of platforms and targeted venues to attract the best match for you.


Screening, Selection and Lease

All potential applications are pre-screened. Each prospective applicant is required to have an on-site viewing of your property with a representative of Maple Leaf Property Management. All applicants must meet our tenant criteria in order to ensure your property will be filled with reliable and responsible tenants in a timely manner. All lease signings are done in person in order to set up strict expectations of the condition of your investment during tenancy.

Advanced Technology

Our goal is to provide you with the best service and manage your properties efficiently and effectively. Our team has invested in, and utilizes the finest software programs, which allows property managers, tenants and owners, to view and manage the rental process from our Appfolio Property Management Software program. To compliment this program, we have invested in the following: Showdigs, an on-demand showing program; zInspector, the most thorough inspection software program using a 360 degree camera to document the condition of your home; Petscreening.com; and the MCC, our on-demand maintenance service. We are continually investigating, and where appropriate, adding new technology to enhance our service for you.

Maintenance and Inspections

Your property is a significant investment. We work with vendors that coordinate maintenance 24/7/365 to protect your investment and improve the quality of life for the tenant. Our In-take/Move-in Inspection is extensive, in order to protect and document the condition of the property. This is followed up by a periodic mid-tenancy inspection.

Financial and Monthly Statements

With our accounting and bookkeeping services, you can rest easy knowing you’ll get paid on time, your books are up-to-date, and you will receive monthly itemized statements plus year-end tax summaries. Viewing these records is as easy as clicking onto your Owner Portal, where all statements of your account are available for viewing.

Move-Out

When it’s time for a tenant to move out we’ll take care of all move-out procedures, including a final inspection, security deposit returns and turnover maintenance.

Legal Compliance

With the help of our legal partners, Maple Leaf Property Management keeps up on all Local, State and Federal laws that apply to renting and managing rental properties. Our property management agreement and lease are continually changed to adhere to current laws and trends. We do business in accordance with the Federal and Local Fair Housing laws and welcome persons of all Race, Color, Disability, Religious Creed, Ancestry, Sex, Familial Status, Sexual Preference, Gender Identity, Age and National Origin. We process applications and adhere to the tenant criteria described on our “Tenant Criteria.” We do not accept comprehensive reusable tenant screening reports.
