Spotlight on Property Managers: Ashley Matteson


When a child is asked what they want to do when they grow up, most will respond along the lines of Doctor, Teacher, or Firefighter. But, from Ashley Matteson, you would have heard her say she wanted to be a Property Manager. While her friends were out playing, you could find the barefooted four-year-old Ashley in her community leasing office. At ten-years old Ashley received her first computer and this is when things really took off. As a child she moved many times and each time, Ashley found her family’s new home with the help of that computer. Once 18, Ashley could finally take her aspiration and turn it into reality by getting her Real Estate License and her first job in the industry. After working her way up and representing a handful of greater Seattle brokerages she found her way to Maple Leaf Property Management in 2018 where she has established a strong client base as one of the top managers. With almost 14 years in the field, her passion has not wavered and is still as strong as when she was growing up. When asked what her client/broker philosophy is, she beautifully summarizes it four simple words, “your investment, my priority.” Along with her strong knowledge of the greater Seattle area, Ashley recently purchased a home with her family and is able to offer her services not only to homeowners in the Great Seattle area, but to communities as far north as Stanwood.


COVID-19: Updates on Rental Moratorium

The eviction moratorium has been extended through June 30th, 2021. No new provisions were added to this latest extension. The Rental Housing Association of Washington (RHAWA) has an excellent website summarizing the various rules. Life Expectancy of Rental Property Features

When you haven’t lived in your property for a long time, it’s easy to lose track of the age of the appliances or carpeting. It can come as a surprise when you’re told it’s time to replace the range or the carpeting. We lose perspective as we grow accustomed to how something looks—wear and tear goes unnoticed. And if you’re marketing your property, it’s important to have it looking its best to get the best rent amount and to get it leased as quickly as possible. HUD (US Dept. of Housing and Urban Development) has a very handy chart for the expected lifespan of many features in a rental home. Here are a few of the items listed:

Maintenance Triage

When a tenant submits a maintenance request, it’s our goal to take care of it as soon as possible. But not all maintenance requests are the same. There’s a difference between urgent and non-urgent problems. The distinguishing feature is simple: habitability. Most maintenance requests are non-urgent—don’t impact habitability. Examples include a slow-draining sink, blinds are stuck, or a burner on the stove isn’t working. These issues will be dealt with during normal business hours. Emergency requests, on the other hand, cannot wait as they impact residents’ safety. Emergencies would include flooding, fire, inoperable door locks and gas leaks. At Maple Leaf Property Management, we have a maintenance system in place to handle emergencies 24/7. If the emergency occurs outside of normal business hours, we have a dedicated phone number that connects residents with someone who can send out help right away. And for those non emergency issues, we have multiple systems in place to make sure every maintenance request gets a personalized follow up. Nothing gets missed!

NARPM Leadership from Maple Leaf Property Management

The Maple Leaf Property Management Team are all members of the National Association of Residential Property Managers (NARPM®) which is an association of real estate professionals who know first-hand the unique problems and challenges of managing single-family and small residential properties. This is an investment we are proud of; our company does a lot of continuing education through NARPM and we never stop learning. We are thrilled to announce that two of our MLPM team members have been elected to serve on the local NARPM 2021 board: Lee Nichols, President, and Morgan Rodin, Treasurer, of our King County NARPM Chapter. These ladies are dedicated to our industry.
