We have been renting a house with Maple Leaf and have been amazed at how wonderful our Property Manager, Molly, has been since the very beginning. She got us into our rental basically overnight and made the process so easy! After the latest rain/ wind storm our fence blew down and after sending an email, we got a speedy reply within minutes and the fence upright the next morning. Then, after our water heater started leaking, again a reply within minutes and a repair to be done next morning. The Maple Leaf website is so easy to navigate! Paying rent on line is easy and filing a service request is also very easy. After being a homeowner we were a little nervous about dealing with a rental agency due to experiences we had with college rentals for our kids. We are very relieved that Maple Leaf is a very professional, reliable and overall great company to work with. We highly recommend Maple Leaf! Kudos to Molly for being so dependable and caring!

As an out-of-state owner of a Seattle townhome, I am very happy with Maple Leaf property management. After trying 3 different property managers over the last 3 years, and finding them to be inadequate, I am thrilled to have found Maple Leaf. My property manager, Kristi Kemp, is detail-oriented, responsive, and knowledgeable, and has reliable follow-through and good people skills. I tend to be a quantitative and analytical person when it comes to making decisions like setting rent and rental terms; so I asked Kristi for market data and risk factors, and she was able to provide me with the information. With the help of her professional opinion, I feel confident about making decisions. I also tend to be hands-on and want to know what’s going on with my rental. Kristi communicates well and answers all my questions. Whenever I ask her to do something, she follows through without my asking her a 2nd time. (Quite a contrast to my past property management companies.) Kristi and Maple Leaf get an A+ from me.

Yes, as good as it gets! I am a new client; I hired Maple Leaf in September to manage my property in Ballard. This not my first experience with a property management company (my other is in another state) so I have experience.
So far, Maple Leaf has far exceeded my expectations. They came to our first meeting prepared to show me how they could help me, how they would work towards an excellent renter(s), their documents, how they ensure the property is cared for; essentially an entire packet of useful information that generates confidence in their abilities.
Since I am out-of-state prepping the property was a challenging for me. Working with Maple Leaf really helped. They were clear on what would help/and what would not help the rental value. My role and their responsibilities were clear, and the workers they engaged were excellent (and very well priced). They found good solutions for problems.
Communications have been excellent–very much a discussion. They have addressed my questions and concerns on a timely basis with thoughtful responses. For example, I was surprised by some things on the listing; they explained fully, changed what I requested, and updated immediately.
Trust is super important and I believe their processes, team and communications have created that trust.
Tenants were found as soon as the house was listed. The process was though; the paperwork complete, and the move-in process easy. As expected, there have been some issues the tenants noted, all of which Maple Leaf took care of right away.
My Property Manager is Felicia Kaminker–she has been great. She is the face of Maple Leaf to me and she deserves all the kudos for making it happen, for screening tenants, for supervising the work, and for making me feel very confidant that all is well. As an out-of-state owner this is critically important.
Maple Leaf is superior to the other highly-rated property management company with which I work (not a competitor). Maple Leaf has more timely communications, the communications are a balanced discussion, I trust the advice, the documentation is complete, the costs are very clear (no surprises) and fair, and the monthly reporting is more timely (usually the morning of the last day of the month. the other company is late the first day of the month). With Maple Leaf, the relationship is a fair balance.

I would never have thought that I would be compelled to write a review for a property management company. Then Ashley and Maple Leaf Management went and blew my family and I away.
My family and I were in the market for a new rental home just days from the beginning of a new school year. We were living out of a hotel as we just moved to the area and were quickly approaching the school registration deadline without a home address.
Ashley promptly responded to our inquiry to set up a viewing for a home she was representing. She was then super friendly, informative, and empathetic to our time-sensitive needs during our appointment. To be frank, we fell in love with both Ashley and the home during our visit. What we didn’t love was the move-in date of over a month later.
Then, Ashley went and worked her magic to arrange for a much quicker move-in date, as well as an accelerated signing of the lease in order to secure our daughters’ place in school. Ashley to the rescue!
We felt completely taken care of, and cared for, throughout the entire viewing, rental, and lease-signing process. In fact, the joy and ease of working with Ashley and Maple Leaf Management was one of the reasons that we chose this home over other (far less expensive) options.

My experience with Maple Leaf: underpromise, then overdeliver.
I hired Maple Leaf to manage a 3-unit building in Seattle this winter, after a dissatisfactory experience with a different management company I found on Yelp.
The 4 main things I’ve appreciated about Maple Leaf:
1. They never tried to “sell me” on hiring them. Kit and Jana and team were transparent about what they felt they could and couldn’t reasonably do, and why. They collaborated to find win-win solutions where there were gaps.
2. Their employees – especially Katie, who’s managing my building – are competent and emotionally intelligent professionals. At this point, I value them more for their wisdom, expertise, thoroughness and good judgment – not just for “getting the job done”.
3. They’re organized, and show consistent follow-through. I don’t have to waste time hounding them or reminding them to get things done.
4. When mistakes occasionally happen (inevitable in any service business), they’re promptly owned and corrected.
Maple Leaf does charge in the slightly higher fee range. Given the amount of money I’ve invested in my home, I’m very happy to pay those fees and receive what have been demonstrably superior management services.
I’m a hands-on person. But even if I were to move back to Seattle, it would be hard to imagine self-managing my home again. Thank you Katie and team!

I use Maple Leaf Management to rent out my place while I am away from Seattle. I am very pleased with the services provided by Kim, Katie and the team. Me and my fiancé are not a huge fan of renting just because we’ve had such terrible experiences especially when it comes to the previous property management team. They would say they would fix one thing it would never get fixed, stuff was literally falling apart, they would say whatever to get you off the phone and never follow through. They were not caring, unfriendly, would lie and try to avoid you at all costs and even when they were wrong it didn’t matter that we had to suffer because Of the lack of knowledge or professionalism. We could never get them to do any work whenever there was an issue it would take them a weeks to do one little thing so we were actually going to break our lease when we found out that we actually got bought out by Maple leaf. My first experience with Ashley is wow she’s amazing , she’s thorough, she’s prompt, she does what she says she’s going to get done, she’s always quick to respond to any issues at an email a text message she’s very involved with her tenets making sure that our home is comfortable. I’ve never had a property manager so excellent at what they do as far as being involved in being available, doing what they say they’re going to do, and then actually going above and beyond just to make sure everything’s OK. I know anytime I tell people about how wonderful and knowledgeable and how personable she is at taking care of her tenants people usually don’t believe me because it’s rare someone like her in her profession is as good as she is and really enjoys what she does. she really is magnificent because her professionalism is very rare in management these days. I would say that honestly a lot of property rental places that I know of is just a job to them they just do the bare minimum but Ashley actually goes above and beyond every single time. It’s been months since they took over this property and I have nothing but praises of Ashley. We couldn’t have asked or hoped for anyone better. She will give you the nitty-gritty, she will be 100% honest with you, Will not lie to you, or sugarcoat anything, but still is very professional and patient and knowledgeable when it comes to properties especially after having the previous diabolical management company we had. Thank you guys for coming on board and having someone so awesome as Ashley, we definitely appreciate it and we’re not moving anytime soon.”

“My husband and I are new to the Seattle area and needed a place to rent. Little did we know that finding a place to rent in Seattle is a nightmare. Not only many owners do not take care of their properties, the renters don’t take care of them either; it is almost out of despite for the high prices in nicer areas, who knows. After looking and looking for weeks, we finally saw a house that we liked. It didn’t have everything we needed, but who cares at that point! It was nice. To our surprise it was managed by Maple Leaf, so we didn’t have to deal with owners, but we were at first a bit hesitant because of the nightmare stories you hear from property management companies out there. We’ve been homeowners, so this was all new to us. However, Maple Leaf is not your ordinary property management company. She was able to accomodate a private viewing for us and work things out with the owner regarding our awesome dogs to be allowed in the lease and other things we needed. “We hired Lee in the summer of 2017 to assist us in renting out a small home we have in Redmond. We had never used a leasing broker before and we were looking forward to handing over the tedious rental duties and procedures to someone else. “Everything from start to finish was GREAT when working with Maple Leaf Management. I worked with Katie and she was AMAZING. She was quick to respond to get the lease signed and get everything in the apartment setup; it was straight to business which I really appreciated. When I first moved in, the apartment seemed clean to me, but she went above and beyond insisted that they get another cleaner to come in to ensure it was spotless and up to Maple Leaf standards. Katie was also very patient when working with me – I couldn’t get my wifi to work initially, and I had a couple maintenance issues. Katie was patient and helped me trouble shoot the issues, which ended up being human error (I had accidentally unplugged the dishwasher one time, and accidentally flipped the circuit breaker another time). As we troubleshooted, she lined up maintenance people just in case they would be needed (which they weren’t, because the issues were due to my own stupidity!). She was always quick to respond and help out, no matter how trivial the issue. I also needed to break my lease early due to extenuating family circumstances. Katie communicated with the owner and helped to make this as smooth a transition as possible. Lastly, at move out, Katie was super clear about what was needed in order to get my security deposit back. I have lived in places before where they are not transparent and then I end up getting a HUGE bill at the end. Katie was SUPER clear and transparent about what needed to be done, which I really appreciated. Not only was she great at her job (highly responsive, helpful, and straightforward), but she was kind, considerate, and caring. I cannot recommend enough! Thank you Katie and Maple Leaf Management!”

I just relocated my family from Portland to Seattle (at the same time starting a new job) and rented a townhouse through Maple Leaf Management. I have never written a review for a property manager on a location I decided not to rent before, so this is a first. I am so incredibly impressed with Maple Leaf (and Melissa, the listing agent handling the rental I came very close to applying for). One of their rentals popped up in my searches and it was affordable and ticked off most of the boxes on our list, so I reached out for a showing.
Communication was efficient and easy, even with my full disclosure to Melissa about some of our complicating factors as renters. Most listing agents just stop responding when I mention our well-behaved, well-trained medium sized dog and the fact that we’re motorsports people (which means use needs for the garage that turn off some property managers). And, with both of us being divorced – it’s taken me a decade to rebuilt my credit, and my boyfriend’s not as far along in that process so we’re a complicated case. We’re well-employed, responsible, excellent tenants, but even getting a showing can sometimes feel impossible.
Melissa was a delight to meet with to tour the premises. She gave helpful information, and asked good questions about our complications and was willing to work with us.
I felt so encouraged meeting her that we almost applied for that apartment even though it wasn’t a perfect fit for us, so that we could rent from her. Instead – we’re going to watch Maple Leaf’s listings, and cross our fingers that just the right place pops up in their inventory so that we can rent from Melissa.
I’ve never had occasion to use the word “humanity” before when engaging with a property manager. Melissa’s humanity really knocked my socks off, and I wish more people in the industry operated with her kind of approach. If she’s representative of how Maple Leaf engages with renters, then we’re very lucky to have found an organization like this in Seattle in this crazy market. Thank you, Maple Leaf! I moved in last September and, so far, I’ve highly enjoyed my time in my apt complex run by MLM. They are quick with maintenance issues (even non-urgent issues), the rent is reasonable, there’s a washer/dryer IN the unit, the complex just got new paint in the stairwell and little things here and there are being fixed (ex: a door that was slamming now closes slowly and quietly). The only con I have is the aluminum windows, which have quite a bit of condensation on them during the colder months. This is easy enough to deal with given all the perks of the complex. Overall, I’m highly satisfied and this is SO much better than my last apt complex (don’t get me started.)

I found Maple Leaf Management with an on-line search when I realized the management company I was using was doing a TERRIBLE job. Kit and Lee inspected the property, (a condo) realized the current tenants were pretty destructive, and denied them the opportunity to renew their lease. When the tenants moved out, Lee had to have the whole condo refurbished. I was out of the country and she had everything done, new tenants secured within 6 weeks, and did it all within a reasonable cost. She’s awesome!!!! I was referred to Kit and her team by a trusted realtor and friend that regularly used Maple Leaf Management to manage his and his client’s properties.
For the year prior, I had dealt with an ineffective property management company (Phillips Real Estate) that was lazy, dishonest, and simply unresponsive with me and my tenants. I was living out of state at the time, so I was desperately seeking a replacement to address the needs of my tenants (they had started to reach out directly to me when they did not hear back from the property manager), and for my own peace of mind.
After our initial phone conversation, Kit promptly handled the uncomfortable transition from the previous property manager and professionally communicated the change to my tenants. She also argued on my behalf to fix accounting errors carried out by the previous property manager (something I had been unsuccessful in fixing on my own), and eventually reclaimed $3000 that had gone missing for over a year!

It is important to have open communication with my property management company/landlords and within a few weeks of working with them they have eased my nerves of “dealing” with a company rather than landlords directly. My husband and I leased a house through Maple Leaf in 2016 after we sold our home of 20 years. Our rental experiences prior to that had not been particularly good, so we did not have very high expectations of Maple Leaf. We were pleasantly surprised when they responded promptly to requests to fix a leaky washer hookup, repair a rotting crawl space cover and fix the garage door lock, sending professional, competent service people. When we bought a new home and moved out before the end of the lease, we fully expected to pay the last two months of the lease, which would only be fair, and we did not expect to get much of our damage deposit back, although, in our opinion, we left the house in better condition than when we moved in. Imagine our surprise when Maple Leaf, or the property owner, not sure which, found a tenant and, in effect, released us from the lease and returned most of the damage deposit, holding out only enough for a landscaper to get the yard spruced up. I would recommend Maple Leaf Management to anyone who needs to rent a house or who needs a company to manage their rental property.

We moved into a house managed by Maple Leaf in October, and we couldn’t be happier. Jill has been so great to work with. The day we toured it, she even played with our daughter so my husband and I could look around. We loved the house, submitted our info through their easy-to-use tenant portal, signed a lease and moved in!
The company had just taken over the house, so there were quite a few issues we discovered that needed to be resolved the within the first month after we moved in– a downed tree in the yard, tree roots in the sewer line, a light switch broken, weird water pressure in the kitchen sink, and deadbolts needed to be installed. And every time we contacted Jill, she was immediately responsive and put us in touch with high-quality vendors who were usually at our place the very next day.
The house is beautiful, the rent is fair (and easy to pay online!), and we feel confident that if any other issues arise, Jill and Maple Leaf Management will be accessible and helpful.

Kit and Mary managed my condo cottage for me over the last year. They were quick to figure out the rental market value, post the advertisements, screen several applicants, and generate the necessary paperwork. These are good people. No joke. I rarely write reviews but this group is totally worth it. I’ve recently moved to Seattle and they have been way more than accommodating. For example, my first weekend here the smoke alarms on the vaulted ceiling was going off every few minutes and one of the women came over on a Sunday morning with her husband, brought ladders and blankets and fixed it right up. Super sweet and helpful. Everything else has been so welcoming and quick. Maple Leaf Property management took over managing our family’s apartment building in March of this year. Over and over I have been impressed with their dedication to fixing problems and finding the best solutions for everyone. We have had some changes (like rent raises) that I was sure would distress some of our long term tenants and I thought we would have some turnover. Maple Leaf advised us on how best to make these changes in the fairest way and with the least disruption. They worked with our tenants, explaining and answering questions (sometimes over and over) and being friendly but persistent. Not one of our tenants left.
Everyone at Maple Leaf has the depth of experience to answer my questions and give great advice on every situation that has come up – from the aforementioned rent raises to how best to make needed repairs and upgrades.
I would recommend Maple Leaf Property Management to anyone looking for a property management company. I wish I had started using them a few years ago.

My boyfriend and I had the great pleasure to rent with Maple Leaf Management for the past couple of years. We were moving across the country and with the high demand of the Seattle rental market we originally were having a hard time finding something till we met Kit. She went out of here way for us (even took us to see the house we ended up renting Saturday night at 6 o’clock cause we were flying out early Sunday am). I write fiction for a living, creating magical worlds is what I’m good at. But I’m not sure I could have dreamed up the story of Maple Leaf Management coming to the rescue of a harried homeowner in a post-construction condo in need of rescue from the land of worry (and echoes of hammers).
Enter Kit, mild-mannered but chipper and smart as a whip. “Don’t worry, we’ll take care of it,” she says amidst parables about saving dogs from sure death. Fast forward through a few… um… dozen skeptical and anxious meals from the harried homeowner and we’re on the boards with ads and pics and painted and pretty pepped for property proposals.
In swoops Lee, a walking-talking charm factory with smiles and soothing emails about it all working out. (This is where harried homeowner starts to breath… and sleep). Lee is one of those people you wish your family could take how-to-be-sweet-and-stop-stressing-me-out lessons from. In other words, she’s calming. And inviting, thus:
People start coming into my home. And they are nice people. People I like. People I would cook for, or at least people who I would let cook in my kitchen. And then these people want to pay me to cook in my kitchen.
Still, harried homeowner has some concerns. What about my couch? Zap! Problem solved. But what about the cleaning. “Shush-shush, minor detail, it’ll be fine.” But what about…. “Ah-ah! Sleep, harried homeowner, sleep.”
Zzzzzz. Dreaming… ah… dreaming is nice.
Literally seven days ago Kit sat on my couch explaining to me how she would rent my place for me and all would go smoothly. This morning Lee texted me saying the deal was done and I am all clear to go out and sign a lease of my own.
These women rock. I’m not making this up. They took an anxious, over-thinking, worry-addict and put him to rest. And while there is still work to be done, I have ZERO doubts about the people who have my place in their hands. And that is exactly what I needed.
